What types of homes does Turner build?
Our home plans range from two-bedroom townhomes to five-bedroom detached home plans with room to grow. We offer three home divisions – Summit, Reserve, and Townhome – with opportunities to personalize features. Whether you’re seeking the convenience of a townhome or the space of a larger home, you’ll find the same quality craftsmanship in every Turner home.

Where are Turner Homes’ communities located?
We are headquartered in Knoxville, Tenn., and we build communities across East Tennessee, primarily in the Knoxville and Chattanooga metro areas. Our neighborhoods are conveniently located near top-rated schools, outdoor recreation, shopping, and dining.

Can I self-tour a home?
Yes! With UTour, you can schedule a self-guided tour at your convenience. Simply choose your community, select your plan, and pick your preferred date and time. We also offer drone video walkthroughs of many floor plans.

What is a move-in ready (spec, inventory) home?
A move-in ready home is a brand-new, professionally designed home that is complete or nearing completion. These homes combine modern plans, designer finishes, and all the benefits of new construction, without the wait. Quick move-ins also allow you to lock in your mortgage rate and take advantage of builder savings.

You can explore our available homes in two easy ways. Each community page features an interactive map highlighting move-in ready and under-construction homes specific to that neighborhood. Community pages also include home listings, so you can see what’s available where you want to live. What is a pre-sale home?
A pre-sale home is one you build from the ground up on an available homesite. You’ll select your plan, fixtures, colors, and finishes, with guidance from our expert design team throughout the process.

What is included in the base price of each home?
The base price includes the standard selections available for that home. It does not include homesite premiums or optional upgrades such as additional bedrooms, covered patios, or material upgrades. While exact standards vary by community, Turner Homes is proud to include high-quality finishes and features as part of our base price, so you start with more value from day one.

Mortgage Information

Do I need to be pre-qualified to purchase a home?
Yes, every buyer must be pre-qualified through our in-house lender, Home Front Mortgage. You’re welcome to use any lender, but Home Front offers streamlined financing, competitive terms, and flexible loan options to fit your needs.

What earnest money is required when I’m ready to purchase a home?
We ask for $3,000 earnest money for a move-in-ready homes in our Townhome and Reserve communities. In our Summit division, we request $5,000 earnest money for a move-in ready home and $15,000 if you’re designing a home from the ground up.

What types of financing do you accept?
At Turner Homes, we work with all types of financing to help you find the best fit for your needs. Whether you’re using conventional, FHA, or VA loans, our team will walk alongside you to make the process as smooth as possible. In certain cases, we can also offer lease-to-own opportunities, giving you added flexibility on your journey to homeownership.

Can I reserve a future homesite in a community?
Yes! A $5,000 homesite reservation holds your spot while we finalize price, timeline, and plans. Explore the interactive maps on our community pages to view available homesites in each neighborhood.

We offer over 12 home plans, and our team will help match your ideal plan to the right homesite to ensure a perfect fit.

Can I personalize my home?
Absolutely! While we keep the main structure of the home plan the same, you’ll select every detail inside and out, from flooring and cabinets to fixtures and finishes. Selections and available upgrades vary by community.

Once construction begins, homes typically take 6-9 months from foundation to move-in.

Builder's Warranty

Is my home covered under warranty?
Yes! Every Turner home comes with a one-year builder's warranty, giving you peace of mind that your investment is protected.

How do I submit a warranty claim?
Claims must be submitted through our online warranty portal. Be sure to review your warranty to understand what is covered. Include a category, brief description, and photo documentation with your submission.

Homeowners' Association

What do HOA fees cover?
HOA fees and services vary by community but typically cover amenities and neighborhood maintenance. All Turner Homes’ communities are managed by a third party HOA management company.

Can I put up a fence?
Yes, following HOA guidelines. Options include wrought iron or privacy wood fencing.

Where will I get my mail?
Each community provides secure, centralized mail delivery through USPS-approved cluster box units, including parcel lockers for larger packages.

Home Maintenance

How do I care for my new lawn?
Lawn care becomes the homeowner’s responsibility at closing. Early care is critical to establishing healthy roots. The warranty does not cover landscaping unless issues result from improper grading or installation.

How should I clean my wood floors?
Dust mop regularly. You may occasionally wet mop with water or a diluted vinegar solution. Avoid harsh cleaners, detergents, waxes, and polishes.

How should I clean my granite or quartz countertops?
Use warm water and mild dish soap for everyday cleaning. Avoid ammonia-based cleaners, which can damage the sealant and cause discoloration. Chips and ‘green blooms’ caused by chemicals are not covered under warranty.
