New Home Maintenance Tips
For your home to be as efficient as designed, you will need to perform proper maintenance at key times throughout the first year, and lifetime, of your home.
Use this checklist for periodic maintenance!
Annual Maintenance
Monthly
- Inspect & change out HVAC return filters
- Clean kitchen sink garbage disposal
- Check drains for clogs and clean out debris
- Clean faucet aerators & showerheads to remove mineral deposits
- Check smoke detectors, carbon monoxide detectors, and fire extinguishers
Quarterly
- Clean out gutters & check downspouts
- Run water and flush toilets in unused spaces
- Check & clean range hood filter
- Check & clean window and door screens
- Deep clean home to eliminate dust, dander, and allergens
Bi-Annually
- Inspect & clean out dryer vent
- Replace batteries in smoke/carbon monoxide detectors
- Check exterior caulk around doors, windows, and penetrations
Annually
- Service tankless water heater (if applicable)
- Power wash windows & siding
- Have HVAC system checked & serviced if needed
Seasonal Maintenance
Spring
- Clean out gutters from fall & winter
- Inspect paint, siding, & roof for weather damage
- Power wash windows & siding
- Clean & repair any damaged screens
- Clear dead plants and fertilize lawn & garden
- Have HVAC system checked & serviced if needed
- Drain or flush water heater
- Remove insulation from exterior pipes & outdoor faucets
- Check sprinkler systems
- Check exterior drainage for water standing longer than 72 hours
Summer
- Check all window & door locks
- Clean kitchen exhaust hood & filter
- Treat your home for pests & insects
- Seal off any entry points for bugs & pests
- Clean grout in tiled areas; repair if needed
- Inspect & repair wood porches/decks as needed
- Reverse ceiling fan rotation
- Place dehumidifiers in high-humidity areas such as basements or unfinished spaces
- Clean & lubricate sliding door tracks & garage door tracks
Fall
- Clean & store patio furniture before winter
- Mow & rake your lawn
- Inspect & clean fireplace and flue
- Inspect caulking around windows and doors
- Trim trees & shrubs away from home
- Clean lint & dust buildup from dryer exhaust
- Vacuum refrigerator coils
- Bring in any plants that are cold intolerant
- Winterize all irrigation systems, remove hoses from outdoor faucets, & insulate exterior pipes
Winter
- Reverse ceiling fan rotation
- Check caulk around tubs & showers
- Check roof & gutters after any snowstorms
- Ensure any holiday decor & lights are tightly connected & secure
- Prevent frozen pipes by leaving interior faucets to drip during extreme lows
